1. How long will my contract last?

Our Client Agreements generally last for one year and automatically roll over.

2. What if I need to get out of my contract?

Don’t worry! If you sell your house, move back into the home, or the home is vacant, we simply ask for a month’s notice!

3. What other services do you offer beside property management?

4. Do you do Commercial Properties too?

5. What if I want to sell my house?

Once you sell your house, if a tenant is in a fixed term lease, they will simply transfer with the home! If the tenant is not in a fixed term lease, we can help you provide them proper notice to vacate, or with transferring their month to month tenancy to the new home owners!

What We Do

ADVERTISING AND MARKETING

Our Leasing Department takes great pride in placing the right tenants in your home and that process starts with smart advertising! We will tailor a marketing strategy to your home’s unique qualities and show case it on our website and various forms of social media using professional photography and even interactive video! We will display signage on your property for maximum exposure and conduct all showings and occasional open houses! We will always provide our expert advice to help maximize return on your property investment.

TENANT SCREENING

Once a tenant is interested in a property, they must complete a detailed tenant application. Each person over the age of 18 who intends to reside at your property is required to complete their own individual application. Once an application is received by our office, we will conduct a thorough review process which includes but is not limited to reference checks, credit checks and income verification. Only after this rigorous assessment is complete would an application be approved for tenancy at your property.

LEASING

Once an applicant is approved, a lease will be created. Our leases often include additional stipulations to which the tenants must adhere and will be based on details you specify in your client agreement with us. Once a tenant signs their lease, they will be eligible to log into our online tenant portal and make all payments electronically.

RENTAL INCOME COLLECTION

Our Accounts Receivable Department collects your rental income on the first of every month. Our Accounts Payable Department will deduct our fees and forward you along your payment automatically for a hassle-free experience. If tenants become delinquent on their rental account, our Client Relations Manager will discuss options regarding corrective action with you and offer her suggestions on how she can manage the situation quickly and efficiently.

TENANCY 

Our various departments will handle all tenant related issues on your behalf. Our Client Relations Manager will handle all complaints, concerns and resolutions of tenant issues as well as attend any legal proceedings on your behalf. Our Maintenance Manager will receive and delegate all maintenance requests and complete invoicing accordingly. Our Accounting Department regularly assists tenants with their use of the electronic payment system and together, we will find a suitable way to manage anything in between!

PROPERTY INSPECTIONS

Included in your management agreement are periodic property inspections. The first inspection will occur when a tenant moves into your property. This inspection includes a detailed report including photographs which can be provided to you at your request. Informal inspections will occur periodically during the tenant’s residency at your property. A formal inspection will occur once again when a tenant moves out of the property. The move in and move out reports are then compared in order to determine what, if any, damage might have been caused to your property during a tenant’s residency so that appropriate action can be taken if necessary!

OUR MAINTENANCE DEPARTMENT

Our in-house maintenance team is ready to handle any issue that arises at your property. From a clogged toilet to a property assessment, repair, and major renovation, our team will get the job done quickly and cost-effectively treating your investment as they would their own! We have a 24-Hour Emergency Service Line for events which occur outside of normal business hours and we offer third party contracting and sub-contracting for issues which require specialty services.

NR4 TAX SERVICES

Our accounting department will withhold 25% of your monthly rental income if you are a Non-Canadian Resident. They will make your monthly payments to the CRA on your behalf and include a NR4 Slip for income tax purposes.
 
As a client of Metro Property Management, you will also be able to avail of our ONLINE SERVICES!   Our online Homeowner App keeps your secure property information just a click of a button away. You can access your information on any computer or smart device of your choice!

Disclaimer: The following fee structure is designed for properties in and around the St. John’s area. Fees are subject to modification based on location.

TENANT PLACEMENT PACKAGE

If you’d prefer to manage your own property but require assistance finding a suitable tenant, we can help! For a finder’s fee equal to 100% of a month’s rent, we will find, screen and place the perfect tenants for you! We will also collect security deposit, and first month’s rent and create your own personalized rental agreement! We’ll also complete a detailed move in inspection which includes a report for your records!

FULL SERVICE MANAGEMENT PACKAGE

Property Rental Fee

We charge a property rental fee equal to 50% of one month’s rent (minimum $750) for tenant placement services. These services include but are not limited to tenant screening, property marketing, property viewings, lease implementation, and more!

Monthly Management Fee

Our monthly management fee is the industry standard of 10% of monthly collected rent (minimum $99) including the first month. Included in this fee are things like rent collection, dealing with tenant issues, and provision of monthly invoicing and access to 24/7 Emergency Maintenance services!

Monthly Expense and Income Tracking

You will receive a detailed invoice every month which shows the rental income you collect, less any expenses. Your expenses are automatically deducted from your rental income, so you don’t have to worry about making payments! We will deposit your funds on or before the 15th of each month.

Property Inspections

We will conduct internal and external inspections of your property to provide you peace of mind and to ensure lease compliance. A formal inspection which includes a written report and photographs is completed whenever a tenant moves in or moves out of a rental unit. An informal inspection is completed during a fixed term tenancy. Additional formal inspections are available at a cost of $75.

Maintenance/Service Calls

An hourly rate of $65 is charged for service calls to your property.
