Our Leasing Department takes great pride in placing the right tenants in your home and that process starts with smart advertising! We will tailor a marketing strategy to your home’s unique qualities and showcase it on our website and various forms of social media using professional photography and even interactive video! We will display signage on your property for maximum exposure and conduct all showings and occasional open houses! We will always provide our expert advice to help maximize return on your property investment.
Our various departments will handle all tenant related issues on your behalf. Our Property Manager will handle all complaints, concerns and resolutions of tenant issues as well as attend any legal proceedings on your behalf. Our Maintenance Team will receive and delegate all maintenance requests and complete invoicing accordingly. Our Accounting Department regularly assist tenants with their use of the electronic payment system and together, we will find a suitable way to manage anything in between!
Once a tenant is interested in a property, they must complete a detailed tenant application. Each person over the age of 18 who intends to reside at your property is required to complete their own individual application. Once an application is received by our office, we will conduct a thorough review process which includes but is not limited to reference checks, credit checks and income verification. Only after this rigorous assessment is complete would an application be approved for tenancy at your property.
Included in your management agreement are periodic property inspections. The first inspection will occur when a tenant moves into your property. This inspection includes a detailed report including photographs which can be provided to you at your request. Informal inspections will occur periodically during the tenant’s residency at your property. A formal inspection will occur once again when a tenant moves out of the property. The move in and move out reports are then compared in order to determine what, if any, damage might have been caused to your property during a tenant’s residency so that appropriate action can be taken if necessary!
Once an applicant is approved, a lease will be created. Our leases often include additional stipulations to which the tenants must adhere and will be based on details you specify in your client agreement with us. Once a tenant signs their lease, they will be eligible to log into our online tenant portal and make all payments electronically.
Our in-house maintenance team is ready to handle any issue that arises at your property. From a clogged toilet to a property assessment, repair, and major renovation, our team will get the job done quickly and cost-effectively treating your investment as they would their own! We have a 24-Hour Emergency Service Line for events which occur outside of normal business hours and we offer third party contracting and sub-contracting for issues which require specialty services.
Our Accounts Receivable Department collects your rental income on the first of every month. Our Accounts Payable Department will deduct our fees and forward you along your payment automatically for a hassle-free experience. If tenants become delinquent on their rental account, our Client Relations Manager will discuss options regarding corrective action with you and offer her suggestions on how she can manage the situation quickly and efficiently.
Our accounting department will withhold 25% of your monthly rental income if you are a Non-Canadian Resident. They will make your monthly payments to the CRA on your behalf and include a NR4 Slip for income tax purposes.

Once you sell your house, if a tenant is in a fixed term lease, they will simply transfer with the home! If the tenant is not in a fixed term lease, we can help you provide them proper notice to vacate, or with transferring their month to month tenancy to the new home owners!
